Is Landlord Insurance Needed?

For many people who are in the business of renting property as their source of income there are many things to take into consideration. Finding the right tenants can be one of the biggest hassles of dealing in the real estate industry as a landlord, however, finding good landlord insurance can be just as big of a hassle as finding a qualified tenant to occupy your dwelling. However, many people often find themselves asking, “is landlord insurance needed?” The fact is that insurance is always needed in most any situation, whether it is health or car insurance, insuring your assets is never a bad thing and can only benefit you positively. The reasons for needing landlord insurance are varied and not everyone will find the same reason for needing landlord insurance. Some people find that simply insuring their property against damages done by former tenants and back rent that is owed from tenants who have either been evicted or are simply delinquent is pertinent.

There are many different types of landlord insurance and many different types of policies. Some policies cover just the building in a very limited capacity. With these types of policies only the basics are covered and nothing else. However, some landlord policies cover against everything from inclimate weather to bad tenants. Some policies will allow you to mix and match and choose which type of coverage you want or need. Certain areas are prone to different types of natural occurrences and disasters that are either unique to that area or simply more wide spread. For instance, if you are in an area that is prone to earthquakes it may be a good idea to get earthquake coverage included into your insurance policy. The same goes for flooding and other types of atural disasters. In fact, some commercial mortgages require insurance, so in cases like this it would be needed.
